Applicable Air BnB taxes?

Los Angeles has a 12% TOT (transient occupancy tax).
I also noticed that there's a 12% "hotel tax" in California. I'm looking to rent my primary residence furnished summer home for 30 days or less? Would my place be considered a "hotel"? Would I really have to pay a total of 24% in taxes?

And what about for more than 30 day leases as a summer home? None of these outrageous taxes?
